Booking policy




We want your stay to feel easy from the moment you book.
The guidelines below help us prepare the houses properly and ensure every group enjoys the space comfortably.

Cancellation Policy

Guests can cancel their booking free of charge up to 30 days before arrival, and will receive a full refund.

If a booking is cancelled within 30 days of arrival, unfortunately we are unable to offer a refund as the dates will have been held exclusively for your group.

Damage & Breakages

We understand that accidents can happen during group stays.
However, guests are responsible for any damage caused to the property, furnishings or equipment during their stay.

Where repairs, replacement items or specialist cleaning are required, the cost may be deducted from the security deposit or charged after checkout.

Lost Keys or Access Issues

The property uses secure self check-in systems to make arrival simple for large groups.

If keys or access devices are lost, or if emergency call-outs are required due to lockouts or misuse, a replacement or attendance fee may apply.

Late Check-Out

We kindly ask all groups to check out on time so our housekeeping team can prepare the houses for incoming guests.

Unauthorised late check-outs will result in an additional charge of £100 per 30 minute inteval, particularly if this delays cleaning or impacts the next booking.

If you need a later departure, please ask in advance — we’ll always help where possible.

Pets

Pets are not permitted unless express permission has been granted prior to arrival.

This is due to the additional deep cleaning required to maintain standards for future guests.

Where approval is given, we allow one pet only, charged at £50 per stay (or per week for longer bookings).

Respecting the Property & Neighbours

The houses are ideal for social stays and celebrations, but we ask guests to be mindful of neighbours, especially during late evening hours.

Large gatherings, additional unregistered guests or events without prior agreement are not permitted.

Group Responsibility

The lead guest making the booking is responsible for ensuring all members of the group understand and follow these guidelines.
